The next chapter of the iconic Cottages of Paradise Point on Fort Myers Beach is officially underway. A groundbreaking celebration with the Fort Myers Beach Chamber of Commerce will take place on Wednesday, Jan. 14, at 10 a.m. at 452 Estero Blvd, Fort Myers Beach. The public is invited to attend.
The former cottage enclave, owned by Dennis and Lisa Greenspon, was treasured for over two decades by families and returning guests. It is being reimagined in partnership with Marvin Homes as an intimate Gulf-front community, stretching from Estero Boulevard to the shoreline.
The vision for the new Cottages of Paradise Point reflects a deep respect for its history while embracing modern coastal resilience.
In addition to the 2,143 square foot cottage breaking ground on Jan. 14, two additional cottages are expected to break ground in 2026 and will also be available for purchase:
• Gulf-front cottage – approx. 3,607 sq. ft., featuring a Gulf-facing pool beneath the cottage

• Gulf-side cottage – approx. 2,053 sq. ft., steps from sandy beach access
• Each cottage will be built to the highest safety and quality standards:
• Meet or exceed current FEMA flood requirements
• Engineered for 160 mph winds
• Equipped with impact-resistant windows and doors
• Individual homesites are now also available for purchase.
These Gulf-access parcels present a rare opportunity to build a custom coastal cottage within a beloved and historically significant enclave.
For years, Cottages of Paradise Point was a place where laughter echoed from porches, sunsets shimmered over the Gulf, and the magic of beach life created lifelong memories. When Hurricane Ian destroyed the cottages, it took with it more than buildings–it took a piece of the community’s heart.
“What Hurricane Ian could never take away was the spirit of Paradise Point–the memories, the friendships, and the sense of belonging that so many of our guests helped create,” said Lisa Greenspon. “Those moments guide every decision we are making as we build what comes next.”
Marvin Homes, known throughout Southwest Florida for 53 years for craftsmanship, integrity, and vision, has been selected to ensure the redevelopment honors that legacy.
“Together, we are shaping the Cottages of Paradise Point into something extraordinary,” said Richard Durling. President of Marvin Homes. “This is about more than rebuilding structures–it’s about preserving a place where family and friends gather, and where every sunset feels like it was meant just for you.”
